My Proactive Plan

The Following are the steps I take to get a home sold:

Submit your home to our local Multiple Listing Service, Realtor.com®, Zillow®, Trulia®, Redfin®, and more. I also submit this on our comprehensive agency website at www.landinghomesmaine.com

Complete a new CMA if your home has been listed for 21 days to ensure that the price is still competitive

If there are no offers in 21 days, I will implement my 36 Point Plan of Action (available upon request)

Send a monthly newsletter to my center of influence of over 5,000 people with your listing information as well as other real estate market information

Price your home competitively to open the market vs. narrowing the market

Develop a brochure listing with features of your home for the brokers to use with their potential buyers:

  • Email the brochure to my personal center of influence of over 5,000 people, past clients, and investors for potential buyers

  • Email the brochure to all agents in the marketplace for their potential buyers

Suggest and advise any changes you may want to make in your property to make it more sellable

Prospect two hours per day and talk to between 30 & 50 people per day looking for potential buyers

Whenever possible, pre-qualify the prospective buyers

Add additional exposure through a professional sign and social media

Keep you aware of the various methods of financing that a buyer might want to use

Handle all of the documentation and correspondence once your contract has been accepted, including all mortgage, title, and other closing procedures

Constantly update you as to any changes in the marketplace

Contact over the next seven days my buyer leads, sphere of influence, and past clients of their referrals and prospective buyers

Follow-up with the salespeople to whom you have shown your home for their feedback or response

Represent you on all offer presentations… to assure you in negotiating the best possible price and terms

Deliver your check at the closing
